The Process
After viewing the results of our INSIGHT research, Patrick agreed to take full advantage of the booming Perth property market. After extensive data analysis, we identified the standout region for upcoming price and rental growth amongst a city-wide boom location. We selected a suburb that has since increased its price by an average of 40% in 12 months.
We then strategically purchased a duplex 18km from Perth CBD where sales volumes were increasing at a record breaking pace due to affordability, urban renewal and intense investor activity.
The Results
With a purchase price of $332,000, rental value of $470 /week, and yield of 7.4%, we conducted a cosmetic renovation, providing an instant equity gain of $18k.
After nine months, this humble duplex has grown by $128k (39%) and is now worth $460k. Its rental value is $520 / week, meaning an 8% yield.
